How to Compare New Projects in Johor Bahru

By Henry Ong · REN 72858Approx. 3 min read

Choosing between new property projects is not only about comparing prices. Different projects may suit different buyers depending on location, lifestyle, property type, layout and future plans.

Before shortlisting a project, it helps to compare a few important factors.

1. Location

Consider how the location fits your daily routine. Some buyers may prefer central Johor Bahru, CIQ or the RTS area, while others may prefer Tampoi, Medini or Iskandar Puteri.

Look at accessibility, nearby amenities and how often you expect to travel between the property and the places that matter to you. Check the exact address and practical route rather than relying on an area label alone.

2. Tenure

Check whether the property is freehold or leasehold. For a leasehold property, ask about the remaining lease and confirm the information in the relevant title documents.

Tenure is only one part of the decision. Location, project quality, maintenance, layout and your intended holding period may also be important. Freehold alone does not make a project the right fit.

3. Layout and built-up

Two units with similar built-up areas can feel very different depending on their layout.

Look at bedroom size, usable space, balcony size, kitchen arrangement and storage. Consider whether the arrangement suits your own stay or other plans. Compare the actual floor plan and stated dimensions, not only the show unit.

4. Project status and completion timeline

Some buyers prefer completed properties because they can inspect the actual environment sooner. Others may consider a project under construction if its location, layout or timeline better fits their requirements.

Refer to the latest official project documents for completion information. Distinguish an expected completion date from an actual handover, and consider whether the timing suits your plans.

5. Developer and project information

Review the developer, project concept, facilities, overall development scale and available official documentation.

Marketing materials can help explain a project, but important decisions should be based on current official information. Ask which images are artist’s impressions and which specifications apply to the particular unit you are considering.

6. Price and package

Property pricing can vary between units. Floor level, facing, layout, unit size and the current developer package may affect the final purchase price.

Compare the latest unit-specific information rather than relying on one advertised starting price. Ask for a clear written explanation of what is included and what costs you should review separately.
